Water stain above the TV set where the wall meets the ceiling. 
In the attic.we found water stains above the affected portion of the room.
Having a visual reference will help once we go on the roof.
In the vicinity of the water stain found in the attic.we located exposed nail heads and gaps on the side of the flashing 
These allow wind driven rain inside the attic as well as sitting snow and ice .
We re nailed the base with longer nail.
Sealed all the exposed nail heads with urethane based caulk.
While doing a visual inspection of the roof we noticed other roof components in need of attention.

This is a major issue.nothing will last forever this applies to your roof as well

The roof leak originated at the base of the chimney.the uplifted flashing and rusted nail shafts indicate this has been going on for a while .notice the large open field.strong winds will drive rain inside the attic 
The rest of the flashing and chimney cap were in good shape

While In the attic.the water stains were visible on the flue pipe leading to the roof 


On this roof.we were called to find out why water stains were noticed on the decking below.the electrician noticed the spots inside the attic 
Excessive  debris was found (lack of maintenance) this will clog the drains and stress the roof with the weight 
Roof sits basically underwater 
Stressing the roof membrane and the integrity of the structure

We had to cover this opening as an emergency.

We closed the openings for the time being with a piece of metal bent to size.

Large amounts of shingle granules clogging up  the gutters and downspouts 
These need to be removed to allow water to flow away from. The building. 
Flue pipe cap needs to replaced this is bent out shape (possibly the original since the unit was built) nothing lasts forever .
The existing cap allows water to get in 


While inspecting the roof on another unit 
Same subdivision we found these rusted chimney chase caps with openings and visible wear and tear
