Multiple leaks one roof drain to blame Material(white granular modified 5 mi)

Business owner called us with a series of roof leaks.these were visible all over the ceiling,ceiling tiles were saturated with water ready some of them had already collapsed under the weight.
After closing the place early,we conducted our visual inspection of all the components involved.
We found the roof drain area in question after a diligent search.

Water stains were visible on the inside and still wet to the touch.it had rained hours previous to our visit,we also checked the roof,found tears on the material and the seams adjacent to the drain were badly worn out.keep in mind the drain happens to be the lowest spot on the roof and also suffers the most wear and tear with the large amounts of water.especially after a heavy storm.

We removed all the loose granules from the affected area,swept cleaned and primed the surface prior to the new modified application.definitely crucial otherwise the new material wont adhere properly.

Over 100 sq ft of white granular modified were applied over the area in question,we have to extend the repair well past the area in question to  make sure we have a permanent seal for years to come.

Also a bead of modified was placed on the the ring where the metal drain bowl meets with a metal sleeve (pipe) an additional protection to make sure we have a good seal.

The base of all the roof vents were also sealed as needed.All roof protrusions adjacent to our roof leak have to be sealed.we like to go the extra mile to make sure your roof is watertight after our visit.

Re-flashing faulty roof drain Material (smooth modified 5 mil)

The property manager called us after the last heavy rains,visible water damage was found.We conducted a visual check from the inside of the unit,removed all the ceiling tiles and fount the source of the roof leak,water will always travel and its pretty misleading.but after a while we found the culprit.The roof drain above the damaged area had to be re-flashed.we removed all the loose material.allowed it to dry and primed the roof prior to the new modified application.

The new material was torched down and all the seams were bled as needed to ensure a watertight seal.An additional bead of caulk was applied around the roof drain.this the lowest spot on the roof.

All of these issues could have been avoided by means of roof preventative maintenance.not only the property manager has to fix the roof but also the interior damage.

maintenance includes a visual check on the roof and all its components.done yearly at least will stop this problems from taking place.

Partial roof tear off and replacement

After the last heavy rains,extensive water damage was found.Homeowner decided to have part of the roof replaced

 The garage and two slopes of the main roof were tore off.we replaced all the damaged plywood we found water logged,lack of yearly maintenance always yields to more damage.

Soffit and fascia were removed and replaced as needed.
Rain gutters and aluminum fascia and soffit will be installed at a later date.

This is an investment property.the damage was caused by racoons making their way into the attic while the property was vacant.
