Re-flashing faulty roof drain Material (smooth modified 5 mil)

The property manager called us after the last heavy rains,visible water damage was found.We conducted a visual check from the inside of the unit,removed all the ceiling tiles and fount the source of the roof leak,water will always travel and its pretty misleading.but after a while we found the culprit.The roof drain above the damaged area had to be re-flashed.we removed all the loose material.allowed it to dry and primed the roof prior to the new modified application.

The new material was torched down and all the seams were bled as needed to ensure a watertight seal.An additional bead of caulk was applied around the roof drain.this the lowest spot on the roof.

All of these issues could have been avoided by means of roof preventative maintenance.not only the property manager has to fix the roof but also the interior damage.

maintenance includes a visual check on the roof and all its components.done yearly at least will stop this problems from taking place.
