Re-flashing faulty roof drain Material (smooth modified 5 mil)

The property manager called us after the last heavy rains,visible water damage was found.We conducted a visual check from the inside of the unit,removed all the ceiling tiles and fount the source of the roof leak,water will always travel and its pretty misleading.but after a while we found the culprit.The roof drain above the damaged area had to be re-flashed.we removed all the loose material.allowed it to dry and primed the roof prior to the new modified application.

The new material was torched down and all the seams were bled as needed to ensure a watertight seal.An additional bead of caulk was applied around the roof drain.this the lowest spot on the roof.
going the extra mile to make sure our customer will be satisfied for years to come.

All of these issues could have been avoided by means of roof preventative maintenance.not only the property manager has to fix the roof but also the interior damage.

maintenance includes a visual check on the roof and all its components.done yearly at least will stop this problems from taking place.

Partial roof tear off and replacement

After the last heavy rains,extensive water damage was found.Homeowner decided to have part of the roof replaced

 The garage and two slopes of the main roof were tore off.we replaced all the damaged plywood we found water logged,lack of yearly maintenance always yields to more damage.

Soffit and fascia were removed and replaced as needed.
Rain gutters and aluminum fascia and soffit will be installed at a later date.

This is an investment property.the damage was caused by racoons making their way into the attic while the property was vacant.

Animal damage found after roof inspection

Building owner called us after tenant heard strange noises coming from the roof

Apparently squirrels or other critters tried getting into the attic

Rains are expected tonight so we had to act quickly to prevent water damag.

Our repairs are permanent,but a diligent roof assessment needs to done .

We removed the damaged flashing and applied a self sealing roofing membrane instead of regular felt paper.

A tight fit around all roof protrusions ensures a watertight seal.definitely crucial .


 A high quality urethane based caulk its used at the base even if the soft flashing gets damaged again this will not leak even under adverse weather.
