Roof leaks even after it has stopped raining.

On our way to an emergency repair.building manager called us with roof leaks taking place all over the multi-unit building 
roof leaks,visible all over the place.
 

another badly affected unit,tenants needles to say are very concerned about the condition of the roof covering their respective units.in this case the water dripped so heavily the damage extended onto the rest of the ceiling.

this roof holds so much water,all the drains were clogged up with debri,water was definitely stressing the faulty seams
after several hours of sweeping water away.preparation is very important.otherwise the material will not stick.
the surface must be dry and primed.

most defects or openings are found after a diligent search,this is where experience and know how play their role.

this seams are stressed because of the low area where they're located.
water will pond,the drastic change in temperature will split the seams open.

standing water will travel underneath the roofing material.and the leak will show up somewhere completely different.

this is where regular periodic maintenance will save the day.

We applied permanent patches all over these openings.
the surface was dried,and the openings torched down,primed and sealed.

This roof needs to be coated with a fibered reflective coating,until it is replaced.

Every roof protrusion could be a potential roof leak,the seal at the base of this pipe needs to be sealed.

multi-unit building roof evaluation and emergency repair

Building manager called us.head engineer was checking the roof and found large openings on the roof's membrane,next to large drain.

Torched down a permanent patch over the affected area,initially the loose portion is fused together.
Primed and sealed.

The roof drain happens to be the lowest point.immediately we checked the rest of the drains and found openings on three more.some more severe than others

Very large roof.heavy rains are expected tonight,this would have been disastrous .one roof drain alone handles massive amounts of water.

Other visible openings were spotted right away a few feet away from another drain

Nothig lasts forever

We visually check the entire roof and perimeter.These are small overlooked issues but bound to give you big problems,we will notify the property manager.

We have to comeback in better weather,to prime and paint all these vents the rust will discolor the roofing membrane and potentially start damage.

Wind damage.extra fasteners will be applied on these wind facing wall

Water ponds next to skylight all these seams have to be reinforced because this will turn to ice and split the seams open.this will be covered with snow making it next to impossible to detect

Open seams fused together.primer was applied and a permanent patch torched over it.

The seams around the roofs drains are expected to suffer the most wear and tear.
These need to be probed to make sure they're sound.

Large HVAC unit,the curb was thoroughly checked.another roof drain sits a few feet away.

This one required two patches.we can not stress enough the importance of preventative maintenance.

large water leak over hallway

Property manager called us with a problem.
It goes without saying. We had to act quickly since rains were expected overnight.

We found a very old and deteriorated flat roof above the end of the hallway

A solution to the problem was decided immediately.
No patches!

A permanent solution.modified bitumen will be torched down over the existing .this happened to be the original roof,only one thin layer of asphalt and tar paper.

Small roof but it hold a a lot of water
The only drain,its the scupper box,located on the corner.
Quite a few small "boxes" or curbs these had to be flashed also to complete the job.time was of the essence.
Since heavy rains were expected overnight

The flashing on the wall its wide open and a downspout from a high roof dumps water on the left (we moved it to have acces to the wall)

Small roof,but time consuming with all the detail work.
New modified has been applied

Rooftop metal curb for busy restaurant

Business owner called,he had a new metal curb delivered and anchored to the roof.

The new roof top unit was about to be delivered.
And the flashing had to be done asap.
