Water dripping non stop

Homeowner called.her issue was a leak causing major problems,most likely the roof is to blame
water stains and damage,were rather obvious.roof needs to checked carefully.
Alarmed homeowner,also concerned about more damages as wet insulation and possible ceiling collapsing .
  
Roof was checked carefully above the affected areas,found openings on the seams.Very low spot on the roof.


Additional gaps were found on other patches nearby.water could travel underneath the material

A large wrinkle on the roofing membrane was found inline with the ceiling damage.
At the top the material has cracked.
Possible weight of ice and snow,these are all signs of regular wear
Openings at the base of a/c  unit electrical connections,another sign of maintenance needed,all these openings were found above the affected unit.
Water will go inside down those small gaps,water itself and ice accumulation will create these types of openings.these are crucial since an electrical line runs thru.
 
These openings were immediately sealed with roof cement and tooled to make sure all voids were filled and to make this pitch pan water proof again
Permanent patches of the same modified material were applied over all the faulty seams and openings.as seen.
Additional pieces were applied as seen,after a careful assessment and homeowners approval was given,no sense in waiting  for latent problems to take place
Material its been applied making sure all the seams are bled these ensures a watertight seal.
As seen from a different angle.these roof repair and maintenance have been completed.until the next year.
Routine roof maintenance should be done at least once a year to prevent these types of problems before they appear.
