When we do a roof assessment we check all the roof protrusions for possible raccoons or squirrels trying to get inside the attic spaces,needless to say we found a few spots where they had inflicted some serious damage on a few of the pipes that ventilate the toilet inside every unit.
we walked around the roof to make a close up inspection of the possible damages.

Some of these were in bad shape as seen in this picture.when these leak inside the living space it has some serious interior damage,wet insulation,drywall damage and costly repairs.

The initial removal of the existing lead flashing,of several.
We had to replace over half a dozen of these lead flashing in different areas of these multi unit building,a source of a few water leaks.
During the removal of the adjacent shingle courses we always find small details that go a long way when it comes to workmanship,if these are done right they should be pretty watertight if done the following way.
We used a waterproof membrane called ice and water shield,when used this is a very effective way to get the best seal possible.
We sealed the base of this cast iron pipe.prior to the new lead flashing installation
High quality caulk its been tooled in place.
Completed and sealed again at the base,as a protective measure.
caulk was also applied underneath the lead on the sides.this ensures a really good seal and waterproof the best way possible.
