Soil stack lead flashing replacement.

 Property owner called us concerned about animal damage.

When we do a roof assessment we check all the roof protrusions for possible raccoons or squirrels trying to get inside the attic spaces,needless to say we found a few spots where they had inflicted some serious damage on a few of the pipes that ventilate the toilet inside every unit.


 we walked around the roof to make a close up inspection of the possible damages.

  these are potential roof leaks when the snow and ice accumulate around these roof protrusions

 Some of these were in bad shape as seen in this picture.when these leak inside the living space it has some serious interior damage,wet insulation,drywall damage and costly repairs.

 The initial removal of the existing lead flashing,of several.
 We had to replace over half a dozen of these lead flashing in different areas of these multi unit building,a source of a few water leaks.



 During the removal of the adjacent shingle courses we always find small details that go a long way when it comes to workmanship,if these are done right they should be pretty watertight if done the following way.


 We used a waterproof membrane called ice and water shield,when used this is a very effective way to get the best seal possible.





 We sealed the base of this cast iron pipe.prior to the new lead flashing installation
 High quality caulk its been tooled in place.
 Completed and sealed again at the base,as a protective measure.

 caulk was also applied underneath the lead on the sides.this ensures a really good seal and waterproof the best way possible.

waiting for the last caulk application.all the shingles around these pipes had been hand sealed to ensure adhesion and possible wind damage.all shingles must be "stuck"together.

Clogged solid roof drain

Tenant called with a serious problem.
Water had been dripping non stop and the ceiling tiles were  ready to collapse
Needles to say.roof completely flooded



The roof drain was completely clogged up with debris
Roof maintenance happens to be crucial.
All roofs need to checked at least once a year

Removed debri and stood far away
it took a long time for all the water to drain

still going ......






Rather simple for now.heavy rains expected .we will have to come back to service this roof.
Preventative maintenance will be scheduled for a later date.
All seams will be checked,flashing on the parapet walls and roof protrusions to find the source of the leaks.

Large valley repair.

Tenant complained about the foul smell in her unit.after a detailed inspection we found these large stain
a lot of insulation had to be removed.it was saturated with water
From the outside looked just as good as the rest of the roof.
Looks are deceiving

Part of the problem.But we are here to make things better.

It will be watertight tonight,again heavy rains expected.

Unfortunately this happens to be at the base of the valley.

This portion of the roof suffers the most wear and tear.
