Routine inspection on neighbor's property

Concerned neighbor  wanted his roof checked before  the rainy season

for the most part this roof its been in use for few years


almost invisible unless roof its closely inspected.

small little problems that if let go unattended will result in costly interior damage.

vents were re-attached and sealed on this old roof.preventive maintenance its the key 

Antenna mounts removal

Homeowner was concerned with the antenna mounts installed without approval

After struggling for 1 hour with the cured caulk over bolts and brackets,there was no easy way to remove these puppies,shingle tabs had to be tore apart in the process

New shingle tabs were re-attached and plenty of clear caulk was applied on all joints and underneath shingle tabs to make sure its watertight and permanent.

Another faulty ridge vent

Ugly water stain at base of this vaulted (cathedral )ceiling

it had rained the previous night and the stain was wet to the touch

Upon inspection i found the only thing wrong with these roof was this metal ridge vent.


Base and endcaps were  loose

driving a few 16 penny nails and covering with urethane based caulk

both end caps were sealed in a permanent way

entire lenght was secured with new galvanized nails at the base of this ridge vent and preventing the wind driven rain to get in

last but not least,caulk was applied as an extra measure to make sure this nails will not pop up in the future.

bedroom water leak.


very old flat roof above,repairs have been done in the past along the roof's edge,but the seal onto the old roof its very dry and cracking slowly with the seasons

seams are in need of repair either temporary or permanent

applied roof cement for wet applications and a reinforcing fabric to ensure a good seal on these faulty seams

re-sealed the seam where the ne material along the gutter edge was installed but the tie-in with the existing roof was under water
very old roof in the need of replacement,temporary patches were done after sweeping water off of the membrane



opening at base of chimney,this problem unresolved will damage the brick work allowing water to enter and destroy the masonry work from the inside out resulting in very expensive repairs and reconstruction of such an important element in the property.



the damage its rather evident,not to mention the possibility of mold behind the wall

leaky skylights

openings on the skylight are rather obvious,after years of use the manufacturers factory seal will shrink and allows water to enter.
the solution its rather easy but the interior damage its been done.small details like this on a routine maintenance could have been prevented and hundreds of dollars saved on drywall repairs and painting ,this vaulted ceiling was over 14'  in height so to fix this problem interior scaffolding would have to be erected to fix the ceiling (what a headache for the aging homeowner that relies on a limited income )


applied urethane based clear caulk to around entire frame of skylight  and checked for additional openings.

sealing openings like these with a durable urethane based caulk will ensure years of protection against moisture getting behind these boards,its very common to find water leaks are originated from openings on vertical surfaces. 


Large water leak ,causes and solutions

curled up shingle allows water to be "injected " underneath  shingle
tabs
openings around window  allows water to get behind siding and travel down the wall
cutting a small notch at base of siding to allow water to drain out onto metal surface (apron flashing)

Water damage on ceiling,water was pouring out the previous night,damaged interior drywall as well as personal property,car window was open and additional electronic equipment nearby was also ruined by this incident.

Flat roof (coal tar pitch and gravel)



Roof pretty much under water,it had rained the previous night,this roof lacks pitch for proper drainage,it holds a lot of water,possibility of debri clogging up drains,scupper boxes,and faulty wall flashings, a roof like this needs a lot of yearly maintenance to stop it from leaking massively until replacement  its done.
