Safety First

Hello.
Just  a safety reminder.

Leave it to the professionals
That means people who do roofing for a living.
Every time i post i fail to mentioned the priority safety happens to be.
Roofing and anything that has to do with heights involves safety harness,rope.And a lot of COMMON SENSE.
And a bunch of other things that only years of practice yield.
By all means as a homeowner do not climb on your roof to "see what it looks like".As a seasoned roofer i cant help to hear incredible stories.
Safety its the most important thing in anything that has to do with roofing or heights for that matter.Most people take it lightly,but you must have training before attempting to climb on any roof.
Thank you for reading these line.Its an issue that its a#1 priority.

"When good trees go bad!"

This roof for the most part its in fair condition,except for the tree next door,it overhangs quite a bit over this roof.
it was trimmed the previous day but the damage had already been done.

The homeowner noticed that during the windy days he could hear a branch scraping against the roof and gutter edge.

Lagoons

"Pools in between drains,this roof needs a build up to divert the water towards the drain (s),this is  a serious issue in the middle of winter when the snow and ice accumulate.


Worn out seal where roofing membrane meet metal detail work,preventive maintenance on these areas its a critical point.

Its time to panic



This is just not a good combination,a rater heavy water leak next to an electric fixture on this garage ceiling.Unfortunately that was just the fist of two.

Rather large roof above,with two small valleys and a badly placed vent

Exposed nails will alway rust and pop up,losing thier grip that in combination with strong winds in a rainy day its a recipe for disaster

Opposite end of the same ridge vent,shingles will normally stick to each other but not on plastic surfaces,adhesive its always a good suggestion,again routine maintenance and a good eye for details like these are the key.

When the water rushed down on this portion of the roof it always found its way in,thru the ridge vent and the mushroom vent.
Extra attention its alway needed on valleys like this one and the placement of vents so close to each other in such a critical part of the roof. 

This was the bedroom that had trubled the homeowner the most.i wonder why?
Homeowners,please in an event like this please stay away!! this is just not good at all.

Homeowner realized in panic that the light fixture was filling up slowly during the heavy thunderstorm.

Midnight nightmare

Water will definitely travel to its lowest point,sadly for this homeowner was just the beginning of the rainy season.

It traveled down the rafters on vaulted ceiling all the way down dripping out of vent and on top of the new computer.

Very weird whe you see so much damage at the top of the vaulted ceiling.

And it shows up just about every angle change.

Places even far away from its source.

Water and electric ceiling fan,not a good combination,a bit of preventive maintenance woul've gone a long way.

2nd bedroom damage

Wind driven rain and 2 consecutive rainy days .water was pretty much injected thru these vents,birds will normally find a way to make their nests and pick at the ends,exposed nails will eventually rust and lose their grip.

Extra nails will always go along way,wind its very a powerful element in areas like your roof,ventilation is always needed to avoid dry rot.
Sealant and extra nails and/or screws will prevent this from happening 

This was a major problem with this property,

This its "not" the right way,no wonder why we never had a good cable reception,

Again notice the rusty nails,ready to pop up,but that was the least of the problems when water traveled down the vent,the water slot next to it did a good job at "catching the water"

Anything on your roof thats exposed to the elements,its always prone to deteriorate and leak,nothing will last forever.
yearly maintenance,will save you from a lot of free headaches.

Too many roof protrusions too close to one another,extra measures should always be taken in potential problem areas like this one.

Wind driven rain will find its way


By simply resecuring the rubber end cap and clear caulk will ensure this stays in place

Over time any poor quality caulk will expand and contract with the severe weather

Water catching details

Tenant  had bitterly complained about brick wall was saturated and the moisture was showing up on the inside wall

Replacing the faulty downspout and redirecting the water saved the day and additional expenses.

During the winter whe the downspouts fill up with water during the day and expand  when the temperature drops again

Snow and ice accumulated heavily behind this roof detail,water would travel underneath the shingles and into the attic

Something as simple as a bit of sealant will make this area watertight and avoid any more potential 'mysterious" water leaks

Nothing its forever,maintenance will just prevent nasty roof problems,after all we just think about it when it rains.
